The incredible spike in demand and buying frenzy created by COVID and stricter building regulations now cap the size of new homes to 5,750 square feet, or 8,250 square feet with the purchase of a Transferable Development Right (TDR). Additionally, the City of Aspen issues a limited number of demolition permits—only six per year—further restricting redevelopment opportunities. Lengthier timelines for permitting and construction processes add to these challenges. Together, these factors create a unique environment and sought-after haven for individuals from across the globe, drawn by its unparalleled beauty, abundant outdoor recreation, vibrant cultural scene, and strong sense of community.
